This postcard-pretty 7,040 square foot townhouse at 37 Sidney Place in Historic Brooklyn Heights spans six floors of living space, all accessible by a bronze mirrored elevator. From the gym and sauna in the basement to the treehouse room on the top floor, there are six bedrooms, nine bathrooms, a landscaped garden and two terraces. For a fee of $ 14,950,000, the Greek Revival style house was built in 1846. A complete renovation by Baxt Ingui Architects added all modern luxury and a sustainable future: the house is being reviewed for the passive house certification.
Luxurious materials and refined craftsmanship define the interior of the house. Quietly working in the background, Passive House features include an ERV air filtration system, triple-glazed windows, and insulated, airtight construction, for a quiet, energy-efficient home.
In addition to architectural design by Baxt Ingui, interior design was a collaboration with Los Angeles-based Jeff Corney with construction by SMR Craftworks and furniture and fine art by Hovey Design.
On the garden level, oversized triple-glazed windows and 11.5-foot ceilings frame the space. This level highlights the impressive inventory of the traditional and modern luxury home.
The townhouse’s glamorous living room is anchored by a wood-burning fireplace with a Nero Marquina mantel. Light descends from a custom double skylight side staircase.
Across from a jewel-like ebony walled wet bar is the dining room. A bathroom has a Belgian blue stone sink.
A bright chef’s kitchen includes Calacatta Macchia Vecchia stone, Lacanche stove, built-in Gaggenau fridge and freezer, built-in double dishwashers, full-height pantry, and additional coffee bar with Sub-Zero drawers , all behind personalized joinery. The space is anchored by an oversized marble dining island.
The exterior glass kitchen wall features a Zola sliding door with motorized blinds and a retractable exterior door screen. Just beyond is a terrace and stairs leading to the house’s landscaped garden.
On the garden level, a large room is lit by a wall of windows. A newly constructed curved staircase visually connects the open living spaces and brings in light from a skylight above.
A small bar is tucked into the west wall, and a powder room with a custom Calacatta Viola built-in sink can be found around the corner.
You will also find a comfortable au pair suite downstairs, a cloakroom with secondary laundry room and storage. Just outside, the storage under the porch is protected by a monitored and remotely controlled locking system for safe delivery of packages.
On this level, another lift-and-slide door with motorized privacy blinds reveals a rear patio and an extra deep 75-foot-long yard. This private hideaway is home to old London plane trees and Norway maple trees and bluestone cobblestones and is surrounded by a custom cedar privacy fence. All landscaping has automatic irrigation systems.
Upstairs, a master suite spanning the entire floor has a bedroom with a spacious terrace overlooking the garden below. The front room is currently an office / workspace with its own en-suite bathroom and walk-in closet.
The master bathroom looks like a spa with heated floors, Calacatta Vagli tiles and a blackened oak vanity, a steam shower, built-in speakers, a large cast-iron tub, and a separate toilet with a smart Toto toilet. . The suite also has a huge dressing room.
On the upper floor, you will find two other large bedrooms with walk-in closets. A laundry room offers large-capacity LG units and an under-counter beverage refrigerator means you won’t have to go far for drinks while doing laundry.
The treehouse-like top floor is bathed in sunlight thanks to triple-glazed skylights above the stairs and a German passive glass ceiling with a motorized sun shade. Here you will find a large room that makes a perfect yoga studio and a ‘tree room’ with a sloping loft-like roof. A Jack and Jill tub is nestled between the two bedrooms.
At the bottom of five floors (there is an elevator, remember?) In the cellar, above a new slab with vapor barrier and insulation, you will find a gym, a complete bathroom with a cold water bucket shower and sauna room ready for infrared or traditional sauna setup. As if that wasn’t luxury enough for a historic home, the winery also offers a chilled wine cellar with a bespoke insulated steel and glass enclosure.
Outside, a large staircase and a restored facade fit perfectly into the historic block.
